Why do Banks ask guarantor for Home loan when they have documents with them ?

Hello All,

For home loan, I am not sure as why do banks ask for Guarantor, when Bank have the property documents with them and additionally, when a term insurance is associated with it.  Basically, its a double guarantee already.
