Benefit to Existing Customers due to SBI Home Loan Rate Slashed recently ?

Hi,

SBI changed home loan risk weightage and interest rate on 20/12/2013 –

Loan up to 75L – 10.15

Loan above 75L – 10.3

My home loan is of approx. 40L and was disbursed on 31st October. Right now, I am paying interest @ 10.5 (Base : 10 + Spread : 0.5)

Others with loan between 30L to 75L and got disbursement before 1st October are paying interest of 10.4   (Base : 10 + Spread : 0.4)

On 1st October, SBI increased base rate by 0.1 and spread by 0.1. This spread was only increased for NEW customer.

Now, on 20th Dec, SBI decreases spread based on risk weightage. but this seems to be only for NEW customer. Will this rate be also applicable for OLD customers like me?

I got impacted by spread HIKE on 1st Oct as it was only for NEW customer. At that time, OLD customer was benefited when I was NEW customer. Now it seems I ageing impacted by spread DECREASE on 20th Dec as again its only for NEW customer. At this time, NEW customer seem to be benefited when I am OLD customer 🙁

(I disbursed my SBI home loan between these 2 dates and my loan amount is between 30L and 75L)

Will new rates declared on 20th dec be also applicable for OLD customers like me? I checked Online SBI and it is still not reflected.

    Dear Anish, SBI do provide the facility to reduce the spread by paying a conversion fee @ 0.56% of your loan amount. If you feel 0.25% can make a difference in the long run for you, please opt for spread reduction by paying conversion fee.
