ONBuying a second hand apartment should have different modalities as builder is not the seller here. Can you recommend me some tips/suggestions/website regarding the same? The questions that are bubbling in my minds are:
1. What should be the steps to ensure that buyer/seller do not back off after initial agreement?
2. What are the legal checklists for buying 2nd hand?
Any pointer/comment will be highly appreciated.

I will suggest you to check with some online portals, I am sure you will get direct owners contact also you will be able to deal directly with owner.
Dear Sambaran, please enter in a registered agreement to sell with the seller to avoid the problem of deal faiure due to backing off by the seller.
Please be very clear to seller in advance that arranging property paper as per bank/lending institution ‘ll be his/her responsibility and in case there is any short fall in papers work due to which the deal can not be done, YOU w’d get your advance money back with out any deduction or penalty.
Take help of an advocate to get this agreement to sell deed work.
