Registration of mortgage agreement as per Maharashtra Act No X of 2012

Does anyone have any idea regarding registration of home mortgage agreement vide Maharashtra Act No X of 2012 Section 89B?

As per bank, the mortgagor has to do it within 30 days of loan agreement and involves the following cost,

1) Challan for payment of Rs. 1000

2) Handling charges of Rs. 300 (in cash)

Has anyone done this lately and can share the procedure involved?

What is the basis for the challan amount? Is it some percentage of loan amount?

What is handling charges in cash?
