Registration of land for a new villa

Hi, I have bought a new villa from a builder in Bangalore. The deal includes the land and construction thereon. My villa plans have been approved and is in the final stages of completion. My builder is asking me to register the land and not the entire villa which will save me a substantial amount in tax. He says this is common practice. Although he also gives me the choice of registering the entire villa if I want. Can somebody tell me what is the difference between the two?
