SBI Max Gain Home Loan Queries

Dear All,

I have booked a flat in Casa Rio Gold Project by Lodha Builders at Dombivali Mumbai.

I have opted for home loan through SBI and accordingly submitted the documents requested by bank with the help of builder. Later after 15 days received a mail from SBI containing pre approval letter.

Being new to the process I have no idea what is the next step to be taken for approval of loan as the validity of the PAL is 2 months from date of letter (19.07.12).

Request anyone who has processed loan through SBI to help me out on it as the bank as well as builder has not suggested any steps. I want to go for a SBI max gain product for my home loan.

    Please check with the concerned person in bank for the appropriate step that you need to take. In my case for SBI Max gain they approved the loan and sent the loan section letter in a mail. In the same email they are asking me to come with the following documents to complete rest of the formalities. Please go to the bank and check for the next step. It may differ little bit in your case.

    – Obtain Up to date EC till date, Latest Tax Paid receipt & Create EM.

    – Obtain Supplementary legal Opinion after getting the Sale Deed /Khatha /EC in name of the applicant.

    – Obtain No Due Certificate from Builder that Property is not mortgaged to FII/Bank & is – free from encumbrances.

    – Obtain Copy of Sanction Plan of the Apartment.

    – Obtain Khatha Certificate & Khatha Extract issued by BBMP in the name of applicant subsequent to Sale deed.

    – Obtain EC in the name of the Applicant evidencing this Sale Transaction.

    – Obtain a Stamped undertaking to deposit the Original Sale Deed when received from Sub Registrar office.

    – Obtain agreement to mortgage with Power of Attorney Clause.

    – Obtain EC & Tax Paid receipt in the name of Applicant Subsequent to Sale Deed.
