I have purchased under construction flat and done agreement for sale for the same ( in Maharashtra) and taking a home loan from SBI. Now bank is asking to execute equitable mortgage. It also informed me that the registration of the mortgage deed in office of the sub-registrar to be done where the property is located.

Search report from SBI impaneled advocate states that equitable mortgage or simple registered mortgage can be done.  If equitable mortgage is done it still need be registered again in the sub-registrar’s office. Can directly simple registered mortgage be done? Please clarify the same. Thanks.
