ONHello,
I m talking about the gujarat area and specifically the surat CITY which is fastest growing city in gujarat.
If I want to invest in real estate , should I do it with commerical or residential? ( tkt size is 30 lac)
Main points would be to discuss the appreciation and rental of commerical and residential property.
We can share our experience with such investment also here and this can be subject for next blog from Manish too :):)

Paper price i dont know actually but my expectation was to have healthy discussion on commercial and residentail property investment. for your info, there is 60/40 criterial for SBA AND carpet area and i think for all new consturction it is nearby same.

Like for commercial , do we require to arrange lease first or is it possible to get tenant considering nearby be a very posh residential, commercial area ( new developing area)

Dear Jig, for that commercial property, it may happen or may not happen that tenant is ready even before the property is with you.
Make sure, you are purchasing a ready to move in or just to complete property (be it Res. or Comm.). In case of a new project, you may get it cheap but actually it may become the most costly for you if the property is not handed over in due time to you.

Go for Commercial Property.
Dear Jig, Invest at your own risk. 2500 Rs. PSF translates into a 2BHK property of 1000 Sq. Ft. Super Built Up Area. How much Carpet area ‘ll you get in that Res. property? Also please do share the paper price of these properties i.e. price on which you ‘ll pay Stamp duty & Registration charges.

well both are available with such amount. average price for residential is 2500 /sqft and for commerical is 5500 /sqft. ( i am talking about the new developing area and new construction)
