ONHi,
Can anyone please advise on my queries below regarding purchase of farm house plots :
— What are the precautions to be taken while buying an agricultural plot / Farm House?
— Is it better to buy one from an investment perspective?
— Does an agricultural plot / Farm House plot get a N.A after a particular period of time and if yes what’s the time period approximately?
— What else can be done on this kind of land other than making it just a holiday home. I mean can we look for options of growing something which can be sold up in the market?
— Documents which I need to watch out for before buying and a list of legalities involved in buying the same.
Would be highly appreciated if you guys can guide me as I am planning to buy one.

Dear Sachin, are you or your father is having a farm land already in anywhere in the country under your names. If yes then only you may purchase an existing farm/agriculture land else – please do note non farmers are not allowed to purchase farm land.
After purchasing the land you w’d have to apply to get it convert into N.A. & after paying the approved fee (& some more to grease the palms of officers/staff dealing the N. A. issue).
