Investing in MILESTONE DOMESTIC SCHEME

Does any one have any suggestions or recommendations with regards to MILESTONE DOMESTIC SCHEME III (MDS III)-A Real Estate Fund with Equity like Returns & Debt like Security??

    as i understand , it is institutional fund ,and not for retail investor. if my memory is not false, sebi or the respective regulator has not permitted any real estate mf in india so far.
