Difference between Bombay rent control act & maharashtra rent control act ?

I have a property 980 sqfeet , (500 on ground floor + 160 on 1st floor x 3 rooms ) in maharashtra   , want to give on rent , for 5 yrs .

what are different rent control acts ?

Idealy what should be annual increment ? bombay rent control act  ? maharashtra rent control act ?  are they diff ? which is better to mantion in aggrement registry .

    Dear Drshivkumar, please take help of an advocate to draft your rent agreement. 10% hike every year can be considered keeping the inflation in mind. Please discuss the difference in these 2 act with the same advocate.
