Can I take Home Loan against a house which is not yet registered ?

Hi All,

My father has a land on his name purchased from some other person 16 years ago. We constructed basement and a roof house. we have been giving that room for rent since 14 years or so. And all the water bills and electricity bills are on my fathers name only. Now we are planning to construct a new slab house on the same plot.

My question here is, can I get a home loan (7 lakhs) on my father’s land which is not yet registered ( and i heard like it can’t be registered bcoz govt offered this land to the previous landlord) We have land patta on my father’s name. or any other better suggestion like taking a personal loan or so. I am a salaried person.

    Dear Vijay, I seriously doubt that you ‘ll get the loan only on patta. Please check with the bank in your area where the land is situated.

    Dear Vijay, as the land in question is not on your name, you can avail home loan but income tax benefit ‘ll not be there for you as you are not the owner of the property.

      Thanks Ashalanshu for your reply . But the thing is, the land is not registered.. can i avail home loan showing only the Land patta ?? Do all banks support this ?
