Building a new house by demolishing old house

We have a very old house on land area 3200 Sq Feet : (4.5 Kattah) in an upscale area of Kolkata. We want to demolish it and build a G+4 building on it. The road in front is 40 feet wide. The FAR or FSI is 2.25. 

How many flats and of what size (super built) can we get if we make a G+4 building? What is the ratio of constructed area to super built area?

    Dear Sanjeev, from the information provided by you, you can construct a building having built up area of 2.25 X size of your basic plot. Hence the total size of constructed area ‘ll be 3200*2.25 = 7200 Sq. feet.

    As you are going to construct G+4 building. Each individual floor ‘ll be of 1440 Sq. Ft. (7200/5 = 1440).
